UCLA Looks to Add New Student Housing

In response to an ongoing shortage of student housing, UCLA is looking is now laying the groundwork for the development of approximately 4,500 beds to be available by the 2020-2021 academic year.

The university has identified five sites around its Westwood campus that could be used for the development of new dormitories.

Lot 15

Located on the far west side of the UCLA campus, the property is currently improved wth a surface parking lot and two storage buildings.  These existing uses would be removed to facilitate the development of new student housing.

Warren Hall

Located at Weyburn Place North at the southwest corner of the campus, Werren Hall currently various facilities such as the Hillblom Islet Research Center.  The existing building and adjoining parking lots would be demolished to accommodate the proposed housing.

University Extension

University Extension, or UNEX, is currently located at 10955 Le Conte Avenue.  The existing building is "seismically deficient" and would be demolished to allow for the development of new student housing.

Bradley

The proposed housing site is currently an undeveloped hillside lot at the intersectino of Gayley Avenue and Strathmore Drive, adjacent to Bradley International Hall.

Drake Stadium

The proposed housing units would be developed above the existing concourse of Drake Stadium, which is located in the central zone of the campus.

Next Steps

UCLA has initiated the environmental review process for the new student housing A full buildout of the project would allow the university to increase the housing guarantee for first-year students from 3 to 4 years, and increase the guarantee for transfer units from 1 to 2 years.

Earlier this year, it was revealed that UCLA was kicking off the environmental review stage for a project that would expand its student housing capacity by 6,900 beds.  The ambitious project, which designates five sites for new construction across the Westwood campus, will allow the university to meet the capacity promised by its 2016-2026 Student Housing Plan.

Lot 15

Located in the campus' northwest zone, Lot 15 would see all existing structures removed to facilitate the construction of up to 1,800 undergraduate beds.  Plans call for two mid-rise buildings, standing eight and ten stories in height, featuring approximately 353,000 square feet of total floor area

Laundry facilities, common living and lobby areas, a mail room, and a laundry facility would be included at Lot 15.

The Sunset Canyon Recreation Center is considered an alternative site to Lot 15, which is not currently used for parking.

Warren Hall

Warren Hall, located at the southwest zone of campus, would be demolished to allow for the construction of three mid-rise buildings standing between eight and ten stories in height.  The total new construction would consist of 650,000 square feet of floor area, creating 488 beds for graduate students and 1,862 beds for undergraduate students.

Other uses at the Warren Hall site would include meeting spaces, a grab-and-go cafe, a mail room and laundry facilities.

An adaptive reuse of the building is also under consideriation in the project's environmental impact report.

University Extension

The University Extension site at Gayley and Le Conte Avenues is slated for the most ambitious component of the project.  UCLA proposes to demolish an existing eight story structure to allow for the construction of a 20-story tower, featuring 1,350 upper-division undergraduate beds.

Plans also call for common study and meeting spaces, a mail room and laundry facilities.

Bradley International Hall

Two mid-rise structures are slated for the Bradley site, which is located along Gayley Avenue south of Drake Stadium.  The seven- and eight-story buildings would total 122,000 square feet of space, featuring beds for 600 undergraduate students.

Other facilities at the Bradley site would include a dining hall, meeting space and laundry rooms.

Drake Stadium

The narrow space to the west of Drake Stadium is slated for a pair of nine-story structures.  The two buildings would feature 800 undergraduate beds across 240,000 square feet of floor area.

Plans call for similar features to the other proposed building sties, as well as new space for athletic programs associated with the stadium.

No parking is being considered at any of the five sites beyond what is required by state and federal law.

The Daily Bruin reported last week on tensions between UCLA students and Westwood residents over the proposed housing projects, noting staunch opposition from nearby property owners to the potential construction at Lot 15 and at the University Extension site.  Some left the meeting threatening a lawsuit against the project.

Construction at all five sites is expected to be complete between 2021 and 2022.  Each would likely come into play as part of the 2028 Summer Olympics, as the UCLA campus is expected to serve as the Athlete's Village.

A pair of 1950s apartment buildings in Westwood are slated to give way for a larger multifamily residential complex, according to an agenda item from next week's meeting of the West Los Angeles Area Planning Commission.

The project - which comes from applicant 540 Landfair, LLC - would span an approximately half-acre site at the northeast corner of Landfair Avenue and Strathmore Drive.  Plans call for the construction of five- and six-story buildings, featuring 21 rental apartments, rooftop decks and 160 parking stalls on three-to-four underground levels.

Although the proposed development would decrease the total number of units on the property from 22 to 21, the new construction would consist primarily of five- and six-bedroom apartments, likely geared towards UCLA students.

Jamie B. Myer Architects, Inc. is designing the project, which would feature substantial perimeter landscaping, as well as an interior paseo.

The Planning Department's staff report recommends approval of the project, despite an appeal from a neighboring property owner.

A proposed expansion of UCLA's on-site student housing has also prompted pushback from the surrounding neighborhood.

Small Apartment Complex Rises in Westwood

The wood frame of a new apartment complex is now taking shape in Westwood, replacing an older multifamily building.

The project, located on a single parcel at 10993 W. Wellworth Avenue, consists of a seven-story building featuring eight two- and three-bedroom apartments above an underground parking structure.

Architect Jamie B. Myer is designing the mid-rise structure, which is highlighted by two-story penthouse units featuring private roof decks.

An expected completion date for the development is unclear.

The City of Los Angeles has published a new environmental report which contains updated renderings for 1855 Westwood Avenue, a proposed mixed-use complex just south of Santa Monica Boulevard.

The project, which comes from local real estate firm Zackary Brothers, would replace a parking lot and auto repair facility with a five-story building featuring 33 studio, one- and two-bedroom apartments above 3,000 square feet of ground-floor retail space.

Architect Daryoush Safai is designing the low-rise structure, which would include open space through private balconies and a common rooftop deck.

UCLA continues to move forward with plans to add up to 6,900 beds to its Westwood campus, in accordance with its 2016-2026 Student Housing plan.

The proposed expansion, revealed in mid-2017, designates five sites for the construction of new dormitories and apartments for undergraduate and graduate students.  An update to the project's environmental impact report has unveiled renderings for three of those sites: Lot 15, Warren Hall and the University Extension.

Lot 15

At the northwest corner of the UCLA Campus, UCLA hopes to replace Lot 15 with a pair of eight-story buildings that would feature 1,781 student beds.  The proposed mid-rise structures have decreased in size during the schematic design phase, losing 19 student beds and approximately 10,000 square feet of floor space.

Per the environmental report, construction at Lot 15 could begin as early as October 2018, with completion following as soon as June 2021.

Warren Hall

The Warren Hall site, situated in the southwest portion of the UCLA campus, could be demolished to make way for three mid-rise buildings between eight and ten stories in height.  Plans call for 2,279 student beds - down from 2,350 in the earlier plan - and 591,100 square feet of total construction.

Demolition of the existing Warren Hall could commence in November 2018, with the completion of the replacement housing occurring as early as April 2022.

UNEX

The University is pursuing the construction of a high-rise building at the corner of Gayley and Le Conte Avenues, which would replace a smaller building currently occupied by the University Extension.  The proposed building, which would range between 9 and 17 stories in height, calls for 1,159 student beds - down from 1,350 in the earlier plan.

Demolition of the existing facility would begin in August 2018, with occupancy of the replacement occurring sometime in Fall 2021.

Other Sites

An additional 1,400 student beds are slated for sites at Bradley International Hall and Drake Stadium, which would commence in 2022 and 2023 respectively.

The proposed expansion has brought student housing advocates into open conflict with neighboring homeowners, particularly in regards to the planned 17-story tower.

The new student housing will also serve a role in the 2028 Summer Olympics, where the UCLA campus is slated to serve as the Athlete's Village.

Developer Files Permits for Flatiron-Inspired Westwood Tower

A nearly 10-year-old plan for a high-rise development in Westwood has shown its first sign of life in years.

Los Angeles-based developer Indivest has applied for the first in a series of building permits needed to construct the Gayley at Wilshire, a proposed 29-story condo tower near UCLA.  The project, named for its location at the intersection of Wilshire Boulevard and Gayley Avenue, is entitled for 144 residences above a podium structure featuring commercial space and amenities and four levels of basement parking.

A document from the Los Angeles Department of City Planning (LADCP) has unveiled renderings for an upcoming apartment building near the UCLA campus.

The proposed development, slated for a property at 662 S. Kelton Avenue, would consist of a four-story structure featuring 12 residential units.  In exchange for setting aside one of the apartments as very low income housing, the project has requested a reduction in the code-required amount of open space and an increase in allowable height.
